Tenant Fees Schedule (England)
Effective from May 2026
Applies only to Assured Periodic Tenancies (APTs) in England from 1 May 2026, in line with the Tenant Fees Act 2019 and Renters’ Rights Act 2025.

Holding Deposit (per tenancy)
One week’s rent
This is to reserve a property.
It will be offset against the first month’s rent or tenancy deposit, as agreed.
Tenancy Deposit (per tenancy)
Annual rent below £50,000: Five weeks’ rent
Annual rent above £50,000: Six weeks’ rent
The tenancy deposit covers damages or defaults by the tenant during the tenancy and will be protected in a government-authorised tenancy deposit scheme.
Note: Properties with an annual rent exceeding £100,000 are not covered by the Tenant Fees Act.
Rent
Rent must not exceed the advertised amount.
The rent period must be either:
One calendar month, or
A shorter period of up to 28 days
Tenants can end a tenancy by giving two months’ written notice.
The tenancy end date must align with the end of a rent period.
Rent in Advance
Rent is payable after signing the tenancy agreement.
For tenancies from 1 May 2026, no more than one month’s rent can be requested in advance.
Late Payment of Rent
Interest may be charged if rent is more than 14 days overdue.
The maximum interest rate is 3% above the Bank of England Base Rate.
Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing:

If locks need changing, tenants must cover:
Locksmith costs
New locks
Replacement keys/devices for all relevant parties
Variation of Contract (Tenant’s Request)
£50 (inc. VAT) per agreed variation
Covers landlord instructions and preparation of new legal documents
Change of Sharer (Tenant’s Request)
£50 (inc. VAT) per replacement tenant (or reasonable higher costs)

Right to Rent checks
Deposit registration
Legal documentation
Early Termination (Tenant’s Request)
If a tenant ends the tenancy early:
They are liable for the landlord’s reasonable costs
If insufficient notice is given, the landlord may charge up to the rent they would have received during the correct notice period
Under an Assured Periodic Tenancy, the usual notice period is two months.
